Saul Zenkevicius is a Chicago commercial real estate investor and broker with 200 principal transactions, 2,000+ brokered, and a $100M+ portfolio.
Over the course of my career, I have built a portfolio exceeding $100 million in value, invested in more than 1.2 million square feet of real estate, and successfully completed 200 transactions as a principal.
In addition, I have brokered over 2,000 real estate transactions, reflecting both the breadth of my market experience and the depth of my industry expertise.
I started in real estate.
I began my journey in Commercial Real Estate and founded Z Equity Group.
My main focus is investing in commercial properties. I am also passionate about helping others get a foot in the door in the industry.

Most of my time goes toward underwriting, acquiring, and improving industrial properties, with a focus on long-term durability and operational simplicity.

With nearly $930B in CRE loans maturing in 2026 and a real rising tide of defaults, the opportunity to acquire distressed properties from banks is the most interesting it's been in years.

Alongside my partner Shea Lewis, I'm helping build Industrial IQ, where we provide comprehensive analysis and insights for small bay warehouse markets. Shea and I also host Industrial IQ bootcamps, where we work closely with operators and investors. Our most recent bootcamp was held in September 2025, and we continue refining the curriculum based on what's actually working in today's market.
When away from my office, my time is split between my 3 wonderful children and wife. As well as racing across the globe to complete triathlons and iron mans. (So far I have checked off New Zealand and Lima with a few more left on the list)
